A condo listing that sets the right expectations.

Guests who know about the lobby registration and the guest limit before they book don't argue with the guard. Fill in each part and paste it into the matching field of your Airbnb listing.

What the unit is like, in plain words. Start with what makes it worth booking.

3. What the building requires

This is the part guests must see before they book. If your building asks for guest names or IDs at the lobby, Airbnb expects you to say so here.

Please read before booking. These are the building's rules, not mine, and the guards follow them:

• Every guest must be registered with the building before arrival. I'll ask for the full names of all guests after you book.
• At the lobby, each guest shows [one valid ID] to the guard.
• The building allows up to [Number of guests] guests in the unit. Extra guests can be refused at the lobby.
• Visitors register at the lobby and must leave by [visitor cut-off time]. No overnight visitors.
• Check-in at the lobby is allowed [building check-in hours].
• No smoking or vaping inside the unit or on the balcony. The building fines the unit owner for this.

Before you publish

  • Match the guest limit everywhere: the listing, the house rules and what the building allows.
  • Ask the admin what they really need. Many buildings only want names and a quick ID check at the lobby; don't collect more than that.
  • Keep contact details out of the listing. No phone numbers, emails or social media links; Airbnb removes them.
  • Repeat the building rules in your house rules (see our house rules template) and send the guest list with our registration letter tool.

After they book, one page has it all.

A GoTuloy page has the lobby steps, the Wi-Fi and the house rules guests confirm, and keeps the building guest list for your admin.
