Copy the version for your kind of stay, fill in the [brackets], and paste it into your Airbnb listing's house rules and your welcome page. Short, specific and polite works best.
For a condo unit
Most condo rules come from the building. Say so: guests take building rules more seriously than a host's.
House rules for [Unit name] 1. Up to [N] guests may stay overnight. This is a building rule; extra guests can be refused at the lobby. 2. Visitors register at the lobby and leave by [10 PM]. No visitors overnight. 3. Quiet hours are 10 PM to 7 AM. The walls are thinner than they look. 4. No smoking or vaping inside the unit or on the balcony. The building fines for this. 5. No parties or events. 6. Use the garbage chute at [where]. Bottles and cans go in [where]. 7. Please don't leave the aircon running when you go out. 8. Pets: [not allowed / allowed with a [fee]]. 9. Whole houses need rules about the gate, the neighbours and anything that can be dangerous, like the pool.
House rules for [Property name] 1. Up to [N] guests. Please ask me on Airbnb before inviting visitors. 2. Quiet hours are 10 PM to 7 AM. Our neighbours are close by. 3. No smoking indoors. You can smoke at [outside area]. 4. Close and lock the gate every time you come in or go out. 5. Pool: open [7 AM to 9 PM]. No lifeguard; children must be with an adult at all times. 6. Tips for house rules that work
- Give the reason. "The building fines for this" works better than "Strictly no smoking!!!"
- Keep it to about ten rules. Guests skim long lists.
- Put them in your Airbnb listing so guests agree before booking, then repeat them where guests will see them during the stay.
- Ask guests to confirm. On a GoTuloy page, guests tap "We are 4 guests and have read the house rules", and you see it for each stay.
- Stay within Airbnb's rules: don't ask guests for payments, IDs or contact details outside Airbnb.
