1. Early check-in: yes

Hi [Guest name]! Good news: the unit will be ready by [time], so you're welcome to check in then. I'll send the door code and directions the day before.

See you soon!

2. Early check-in: not this time

Hi [Guest name]! I'd love to say yes, but there's a guest checking out that morning and the unit needs to be cleaned, so the earliest check-in is [2:00 PM].

You're welcome to drop your luggage at [where bags can stay] from [drop-off time] and explore the area. [Nearby suggestion, e.g. The mall across the street opens at 10 AM.]

Thank you for understanding!

3. Late check-out: yes, for a fee

Ask for the fee through Airbnb (a change to the reservation or a payment request), never by GCash or bank transfer.

Hi [Guest name]! The unit is free after you, so you can check out at [new time]. Late check-out is [₱amount], and I'll send the request through Airbnb so it's added to your booking.

Once you've accepted it, the new check-out time is confirmed. Enjoy the extra hours!

4. Late check-out: free

Hi [Guest name]! No one is checking in after you today, so you're welcome to stay until [new time]. No extra charge.

Just leave the key in [the lockbox] when you go. Safe travels!

5. Late check-out: not possible

Hi [Guest name]! I'm sorry, but a new guest arrives at [time] and the cleaners need the unit from [11:00 AM]. You can leave your luggage at [where bags can stay] until [pick-up time].

Thank you for staying with us!

6. Luggage drop

Hi [Guest name]! You're welcome to leave your bags [at the lobby with the guard / in the unit] from [time]. [Building step, e.g. Tell the guard you are a guest of Tower 2, unit 1205.]

Please keep valuables like passports, laptops and cash with you. Let me know when you're on your way!

Keep it simple and on Airbnb

  • Decide your rules once: when early check-in is free, how much late check-out costs, and whether you can hold bags. Then use the same replies every time.
  • Fees go through Airbnb. Asking for GCash or a bank transfer breaks Airbnb's rules and leaves you without protection if there's a dispute.
  • Don't promise what you can't control. Say "I'll confirm the morning of" if you're waiting on the cleaner.
  • Check with the building if it limits check-in hours or luggage at the lobby.

Check-in times where guests look.

A GoTuloy page shows the check-in and check-out times next to the Wi-Fi and the lobby steps, so fewer guests have to ask.
